Home Condition Reports
Whilst not a mandatory requirement at this time, our inspectors can provide Home Condition Reports or Pre-purchase Inspections which will give purchasers an overview of the condition of the property prior to committing to the expense of purchasing the property. This will give them the opportunity to see what items at the time of the inspection require some attention before they purchase. In the past an initial interest in purchasing a property has sometimes led to considerable expense for the purchaser before finding that there are costly works required which have only come to light when a full survey has been undertaken or in some cases after completion and they have moved in.
The Home Condition Report/Pre-purchase Inspection inspects items that would be looked at in a Homebuyer Survey, but with a less detailed analysis and no valuation. The report will be in a standard format and it will in the future form an integral part of the Home Information Pack as the Energy Performance Certificates do at the moment.
Th Home Condition Report will allow the purchaser to make an informed decision at the start of the purchase and avoid encountering problems further along the sale process. Which could lead to the sale being cancelled, subsequent financial loss and time delays to both seller and purchaser.
